Project Budgets – What will it cost?

It does cost more than you think, and the need for Programming your project.

Any project you might be considering requires some good pre-planning.  In the architecture profession, we call this Architectural Programming.  It’s the phase where you sit down and decide your needs and wants, prioritize and determine a maximum dollar figure.

This phase is a critical first step to defining your project and eventually building as accurate as possible construction budget.  But no budget is ever 100% accurate.  Old homes often hold expensive surprises that can’t be foreseen.  Not to mention those ‘little extras’ that get thrown in….”Well, while they’re doing that, perhaps they can fix this…”.  Too tight of a budget or to small of a contingency amount can throw the most even-keeled home owner into a tailspin.

Defining as much of your project up front and taking the time to hire competent and trusted contractors and design professionals will help minimize those unwanted and costly surprises.  And make sure to include in your number a good contingency, that extra amount of cash to cover those surprises.  Most professionals recommend anywhere from 10-20% of your projected construction budget.  If you plan well enough, you may find you have some of that contingency money left over to upgrade some of your finishes, stash it away for your next project…or to go on that vacation!
